If you own a holiday home in the Disney area of Florida we offer a personal service independent of any management company in order to represent you and your interests in your absence and have created a range of packages tailor made for your requirements.

On joining the program we give an initial report on your home:-

• We will carry out an initial check to ensure the necessary licenses, permits, signs and safety equipment are in place.
• We will provide a guest booklet for each home containing house rules, emergency procedures, and other information about the area e.g shopping, dining and local attractions.
• We will suggest if necessary any basic equipment, furniture, kitchenware, bed linen or household extras that may be needed to bring your home up to an acceptable standard for renting.
• We can suggest if necessary ways to improve the interior or exterior appearance of your house to make it more attractive to potential renters.

In all cases we can shop on your behalf to find furniture or household items or anything else that may be required for your home. If there is any work to be done to your house we can represent you in your absence and liaise on your behalf with tradesmen, builders or any other officials.

For the Florida vacation home owner we have created a range of services to ensure your home is being maintained correctly. We will take note of when all your particular maintenance items should be performed and confirm that they have been completed. You can choose from any of our home packages for the service best suited to your needs and your budget.

Our range of available services include

Web site listing and booking

Free listing on our web site of your home with descriptions, facilities and pictures. We will also have an online booking form where we will forward on to you any potential clients to rent your home. We can create if you prefer your own personal web site at an attractive rate. This will allow renters to see in more detail your home and contact you direct to make bookings.

Vacant checks

It has been realised that some unscrupulous property management companies have in the past rented out clients homes without their knowledge thus depriving the homeowner of their legitimate rent. We will check your home in conjunction with your bookings calendar to ensure your home is in fact unoccupied when you believe it to be.

Pest control

How do you know the bug man has called? We will require the pest control company to inform us and give documentary evidence that they have treated your home as per the agreed timetable

Pool check

We will do regular checks on your pool to ensure it is kept clean. A dirty pool can cause a filter to become blocked and thus the pump becomes overworked. In the long term this can lead to unnecessary and premature replacement of pool pumps and/or other equipment which can be very expensive.

Grass

We will check that your grass and plants are being cut and maintained regularly

License & safety checks

We will carry out an initial check to ensure the necessary licenses, permits, signs and safety equipment are in place. We will also remind you of any renewals and inform you of any changes in regulations as and when they occur.

Walk though

We will with your permission walk through your home to ensure everything inside the house remains in an acceptable state. Any noticeable defects or observations we will inform you immediately.

Cleanliness

We will conduct a cleanliness survey to ensure your home is being cleaned in an appropriate manner. We will check the housekeeping standards and also report back as to when we feel the house needs a deeper clean (usually twice a year) on items such as light fittings, ceiling and skirting.

Appliance checks

We can conduct a check on your kitchen appliances, laundry machines, television, dvd players, videos and remotes. We will report on their condition and arrange repair should it be required.

Pictures

We can on a scheduled basis take photographs of your property or even ongoing work and e-mail them directly to you for your own peace of mind.

Inventory check

We can carry out and provide to you a full inventory of your house (at an initial cost) then on a scheduled basis review and check the inventory list and inform you of any discrepancies.

Costs and package set ups

We have arranged our services into 3 distinct packages to suit your needs and your budget. As a joining fee we will require the equivalent of two months service fee up front which is non refundable. This covers set up costs and allows for such things as preliminary inspections, guest books and web listing to be provided and initiated. After that we require the monthly fee to be paid by standing order one month in advance in either sterling or dollars.

Although these packages are arranged for best value we will be able to create a package suitable and tailor made to your needs should you require. Just contact us for a quotation.

If we carry out on your behalf any other task outside the agreed package we charge £16($30) per hour. This would include house attendance to liaise with tradesmen, contractors, license inspectors, other officials, or any other specific time you may ask us to be at your home on your behalf. The same charge is also applied for time spent shopping or representing you elsewhere and not covered in your package.

If you are on the silver or gold program we can carry out a complete home inventory as a one off exercise for you to retain for your own records or insurance purposes for an initial fee of £60. We can then maintain your inventory list at a charge of £15 for each subsequent time we recheck it. If however you are on the platinum program this inventory service is already included in the cost of your package.

For peace of mind we consider our packages to be value for money. If we by our presence there for example were to prevent an unscrupulous management company from renting your home for a fortnight without your knowledge that could save you up to $1000.
